Phase 1 of Inverness office park development complete

The first phase of a new office park development located off Inverness Parkway is set to be completed this month. 

The development partner in the project had owned the 3 acres of land on the edge of Lake Heather for several years and approached Byrom Building to assist in the project. 

“He came to us and did the design of the project with the three office buildings, and we got approvals from Hoover through that process,” said Colt Byrom, vice president of Byrom Building.

Lake Heather Offices at Inverness will consist of three office buildings with a total of 35,000 square feet. The first building has already been sold by Lakeview Park Partners, LLC. The cost for the 9,660-square-foot building was $1,449,000. 

The two-story property, located at 23 Inverness Center Parkway, will be occupied by OneAscent Financial, a values-based investing firm. The company will be relocated from its current nearby space in Inverness. 

Byrom Building was expected to complete the buildout of 7,230 square feet for the company by the end of November, as of 280 Living’s press time.

Park Partners is constructing the second building, located at 19 Inverness Center Parkway. This building will have three floors, around 4,200 square feet for each, a total of 12,810 square feet. 

“The other two buildings will have similar architecture to that first,” Byrom said. “We wanted to capture the lake view with windows on back. The parking goes all the way around. The side facing the lake will be three stories, and the side facing the parkway will betwo stories.”

The building will be for lease or sale and can be split up into condos as small as 2,500 square feet. Construction is expected to take six to seven months. 

Byrom said each of the buildings will be for office condos. They can be split according to the buyer’s needs. 

“We can sell them however they are needed to just about any size firm,” he said. “They can go from as little as 2,000 square feet to 12,000 square feet. They are expected to be completed early next year.” 

The third building, 11 Inverness Center Parkway, will be the same size as building two and is slated to begin construction in early 2018.
