Planning Commission to discuss gas station, grocery store site plan

The Shelby County Planning Commission will review plans for a Dunnavant Square grocery store and gas station during a regularly scheduled meeting on Monday.

Both the grocery store and gas station, which includes an attached convenience store, were part of a master plan submitted by private developer Bill Thornton Construction in 2008. Shelby County Principle Planner Kristine Goddard said plans call for a 24,000-square foot “boutique-type grocery store.” The grocery store, Goddard said, is sized for a neighborhood grocery store, not a supermarket.

Changes have been made to the plans for the gas station, which is north of Shelby County Highway 41, since the master plan was first submitted.

“The original proposal had the building toward [Highway] 41 and the pumps were located internal to the site,” Goddard said. “The proposal before the planning committee on Monday has that kind of flipped after discussions with the residents.”

The timeline for construction is still unclear. Much of Monday’s discussion, according to Goddard, will concern the gas service station’s orientation.

“It will have to go back for a final site approval to the planning commission,” Goddard said. “We have to address the engineering comments and also the planning comments that are outstanding right now. Once those have been addressed, it will be rescheduled for a [later] planning commission meeting.”

Both are also just part of the original proposal, which included plans for a bank, pharmacy and office construction. Goddard said those additions would be in the future.

Monday’s meeting is scheduled to begin at 6 p.m. at the County Services Building in Pelham.
